Landlord attitudes and characteristics can be edited in the Client Hub section of the PM Portal. Simply click the ‘Edit’ button at the top of the landlord card and scroll down to the ‘Characteristics’ section.

Landlord attitudes

1. Do not disturb

Emails and SMS messages won't be sent to the Landlord If they selected this attitude option in their profile. Only Intro email and general (manually sent) emails will send to them.

2.Micro Manager

Currently not in use. Maintaining this option as display type for future reference.

3. Silent

Currently not in use. Maintaining this option as display type for future reference.

4. Normal

Currently not in use. Maintaining this option as display type for future reference.

Landlord Characteristics

1. Landlord Approval for all maintenance

All maintenance requests from tenants will be sent to the landlord for approval before being submitted to a tradie. Property managers cannot override this.

When the property manager is creating a maintenance request the following alert message will display: "LL approval required. Click Refer to LL" upon processing the job request. All buttons will be hidden from that request creation page except the "Refer to LL" button.

2. No Offer without approval

Job offers cannot be created in the PM portal without landlord approval first. When the property manager is creating an offer request the following alert message will display: “LL requires approval for offer. Click Refer to LL”.

3. Quotes for all Jobs

This option means the Property manager must request a quote for jobs linked with that landlord user. The “Submit” button will notwork in the offer creation page.

4. Phone for all approvals

“Phone for all approvals” means the property manager will be redirected to a Contact Landlord popup while submitting the request or job.

5. 3 Quotes for all jobs

This one means the landlord is expecting at least 3 quotes for all jobs. If the PM tries to refer less than this the pop up “LL Prefers 3 quotes. Ensure 3 quotes submitted.” will display.
